TERMS AND CONDITIONS AND FREQUENTLY ASKED QUESTION

In Order for Preferred Properties Key West to Hold and confirm the reservation, the First payment must be received within ten (10) days from date of making the reservation.

Each reservation is charged $29.56 non-refundable processing fee.

“As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of [$3,000.00]. Any damages that exceed [$3000.00] or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of [$3000.00]. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy ,www.vacationrentalinsurance.com/g20vrd. The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Preferred Properties Management LLC., any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Preferred Properties Management LLC. directly if you do not wish to participate in this assignment. If you do not wish to purchase the Vacation Rental Damage Protection, a $3000.00 damage deposit will be required upon check-in.”

For all MONTH OR LONGER RESERVATIONS, there is a $100.00 cap on electric for each month and any overages are agreed to be charged to the guest’s credit card on file. We do wait for the final electric bill to be received before the charge is made. Some homes have a $35.00 cap per month on the water.

 

 (Applies to reservations less than 28 days): A 50% deposit plus taxes and fees are required

within 10 days of making the reservation. If reservation is more than 60 days prior to arrival,

first payment must be in the form of a check or certified funds.

(Foreign guests, please check with Preferred Properties regarding your initial deposit).

If you would like to pay the full amount with a MC/VISA(max. $5000.00) within 10 days of making the reservation, you may do so, however the remaining balance will only be accepted with a personal check or certified fund also due within 10 days of making the reservation.

If less than 60 days prior to arrival, certified funds and/or a maximum of $5000.00 can be

paid with a MC/VISA, difference over $5000.00 (will only be accepted in the forms of a check Or money order.)

Cancellation Policy (applies to reservations less than 28 days):

Cancellations received 60 days prior to arrival will receive a refund less a $200.00 cancellation Fee. Processing, Damage waiver fee or travel insurance is non-refundable. NO cancellations made 60 days prior to arrival. No Refunds will be given.  No refunds for early departures from properties. We suggest purchasing travel insurance.

P.P.M.LLC., strongly suggests purchasing an Insurance Policy to protect your vacation investment.

NO cancellations made 90 days prior to arrival. No Refunds will be given.  No refunds for early departures from properties. We suggest purchasing travel insurance.

What is supplied at the property? What do I need to bring?  Properties are individually owned.  The following will be provided at every property:

Linens for every bed & sleep sofa, bath towels, kitchenware & cookware, coffee maker, toaster and, color cable or satellite television. While towels and linens are supplied at all the properties, we do not permit towels or linens to be taken from the units. Beach towels may not be removed from the home.

Many properties supply:   Basic Cable TV, stereo, VCR OR DVD. 

Ask if Internet is available.

Suggested Items to Bring: Anything that will make your stay more desirable

 Owner/Agent is not responsible for loss or theft or personal injuries of guests and their guests.

Preferred Properties Management LLC., is an agent for the owner.

If an item is found the guest is responsible for payment to return the item.

 Advance deposits and water/electric deposits will be placed in an interest bearing account at Capital Bank.  Interest accrued will belong to Preferred Properties Management LLC.

TENANT shall not assign this lease or sublet the premises or any part thereof.  Any unauthorized transfer of interest by the TENANT shall be breach of this agreement, and will be asked to depart the property without a refund. The home that you have rented is located in a residential neighborhood. Please be respectful of your neighbors most of them are full time residents. The City of Key West does have a noise ordinance and if the police are called you may be asked to leave the property.  No refunds will be issued. If you are staying in a condo, you must follow all the RULES AND REGULATIONS, otherwise you may be asked to leave the premises. If you have any questions regarding the Rules and Regulations, please contact us for a copy.

The MAXIMUM number of occupants is two per bedroom, NO EXCEPTIONS! Guests agree to the occupancy limits for the property The City of Key West Code of Ordinances prohibits overcrowding of accommodations.

Housekeeping: The property will be clean upon arrival and will be cleaned after your departure.  There is no daily housekeeping service. Lines and bath towels are included in the unit. Daily maid service is not included in the rental rate.

Guests are asked to maintain general housekeeping practices during their stay, using the washer/dryer and dishwasher as needed. Excessive and out of the ordinary cleaning will be charged back to the guests.

Guest is responsible for their own toiletries, paper products, and cleaning supplies.

There is a limited amount to get you started.

 We reserve the right to substitute “Like Kind” properties if emergency warrants such

 LOCK OUTS: If you lock yourself out of a rental and an agent has to let you in, you will have to pay the agent $75.00 lock out fee will apply and must be payable in cash to the agent at the time of letting you back into the property. Or please call a lock smith.

 HURRICANE POLICY: If you have arrived on the island, and there is a mandatory evacuation, you must leave the island. P.P.M. LLC., will not provide any refunds.  Travel Insurance must be purchased in order to receive a refund due to a Hurricane. Please call a travel insurance company of your choice.

 MANDATORY EVACUATIONS:  You must leave the island. P.P.M.LLC, is not responsible if you stay. IF YOU HAVE PURCHASED THE TRAVEL INSURANCE PLEASE CONTACT YOURE TRAVEL INSURANCE PROVIDER FOR REFUND.  P.P.M.LLC. will not provide any refunds. We recommend calling a Travel Insurance Company and asking their cancellation coverage for storms.

PETS: Not all properties accept pets. It is the responsibility of the guest to confirm that the property in question accepts pets prior to renting and all pets must be registered prior to arrival. If we find an unregistered pet in a home, we reserve the right to have the animal kenneled, and any charges will be the responsibility of the pet owner. A pet or cleaning fee will/can apply. Please contact Preferred Properties prior to arrival to confirm availability.

 POOLS: NO foreign objects, or soap, shampoo, etc. are to be used in the pool. No diving in the pool. Children should be supervised at pool areas at all times. Please no children in hot tubs.

GRILLS: All grills must be cleaned before you leave or you will be charged a $50.00 cleaning fee.

PARKING: Please note not all of our rentals have parking. Preferred Properties does not offer parking passes for the city parking. Please inquire about parking for your rental prior to your arrival.

ROAD CLOSURES AND CONSTRUCTION: If you have any questions regarding road construction or road closures please contact City of Key West or visit: www.CityofKeyWest.com and search road construction/closures.

ELECTRIC CARS: If you are staying in a condo or gated community please note they do not allow charging the car at these units. Private homes may not be able to accommodate charging.

 Preferred Properties Management LLC. is unable to rent to persons under 25 years of age.  NO EXCEPTIONS!  Any student group arriving will be denied access to the property and will forfeit their payment. No occupants under the age of 25 are allowed unless accompanies by a parent or other legal guardian.  Non- compliance will result in denial of occupancy and forfeiture of all monies paid to date.

*WATER/ELECTRIC CAPS- MONTHLY RENTALS ONLY: Rentals to begin on the 1st of the month and end the last day of the month.

Guests are asked to maintain the property in the condition it was found.

All monthly rental guests agree to pay the electric over $100.00 per month and water over $35.00 per month.

Monthly rentals (28 days) are required to submit a check for $500.00 due 60 days prior to arrival. Advance deposits and water/electric deposits will be placed in an interest bearing account at Capital Bank. Interest accrued will belong to Preferred Properties Management LLC.

Once the final electric/water bills are submitted to Preferred Properties the difference of the $500.00 water/electric deposit will be returned in the form of a check within 15 days of receiving the final electric/water bills.

*MULTI MONTHLY RENTALS:

Guests are asked to maintain the property in the condition it was found.

All monthly rental guests agree to pay the electric over $100.00 per month and water over $35.00 per month.

Multi -Monthly rentals (2-11 month rentals) are required to submit a check for $500.00 for each month rental due 60 days prior to arrival. Advance deposits and water/electric deposits will be placed in an interest bearing account at Capital Bank. Interest accrued will belong to Preferred Properties Management LLC.

Once the final electric/water bills are submitted to Preferred Properties the difference of the $500.00 water/electric deposit will be returned in the form of a check within 15 days of receiving the final electric/water bills.

TELEPHONE SERVICE: (Some homes may not have phone service) Local calls are free. Guests agree to use their own calling cards for long distance service. Guests agree that any long distance charges placed on the owner’s telephone bill will be billed to the guest along with a $75.00 processing fee which will be payable from the Guest’s security deposit. By signing this contract, guests agree to pay for applicable telephone charges and processing fee.

*ALL PROPERTIES ARE NON-SMOKING. SMOKING IS PERMITTED OUTSIDE ONLY. *

Smoking in the house will result in a $500.00 charge against your security deposit.

SITUATIONS BEYOND OUR CONTROL: Preferred Properties Management LLC accepts no responsibility or liability caused by events beyond our control. Examples would include: Loss of signal for cable/internet, a/c malfunctions, electronics, nearby construction, bad weather, disturbances by neighbors, or failure of swimming/Jacuzzi equipment.

If you experience any issues during your stay we encourage you to contact us so that we can try to resolve the problem as soon as practically possible.

This agreement is subject to the laws of Florida, the provisions of Statute 509 and all local and state taxes.

Trip Cancellation

100% of Trip Cost

Provides reimbursement for unused, non-refundable, pre-paid trip costs if you are prevented from taking your trip due to a covered reason, including: mandatory hurricane evacuations; sickness, injury or death of you, your traveling companion or family member; extension of school year; armed service leave revocation; involuntary termination of employment or other specific reasons listed in the Policy/Description of Coverage. Certain restrictions apply.
Trip Interruption

150% of Trip Cost

Provides reimbursement for unused, non-refundable, pre-paid trip costs if your trip is interrupted due to a covered event. Also provides reimbursement for the additional transportation cost to return home or rejoin your group. Covered reasons include: mandatory hurricane evacuations; sickness, injury or death of you, your traveling companion or family member; or other specific reasons listed in the Policy/ Description of Coverage.
